Private office, serviced office, or your own lease?

Three ways to put a small team behind a door in Auckland, and the difference between them is mostly what you are committing to.

A private office inside a coworking space

What we do. You get a lockable, furnished room from $900 per month plus GST, and the meeting rooms, kitchen and fibre around it are shared with everyone else in the building. One monthly invoice covers all of it. The commitment is a one month refundable deposit and one month’s notice to leave — short-term office space in the literal sense, because you can be out in a month if the team shrinks or moves. It suits a startup that does not know its headcount in a year, a team of 1 to 30, or anyone who wants a private office without renting a whole floor to get one.

A serviced office

Closest to what we do, and often the same thing under a different name. The usual difference is what surrounds the office: a serviced office floor is normally quiet and transactional, with the shared space existing to service the offices. Ours runs the other way round — the coworking floor is the main event and the offices sit inside it, so your team eats lunch and books meeting rooms alongside the other businesses here rather than passing them in a corridor. Worth knowing which one you actually want before you sign anything.

Your own commercial lease

A direct lease on an Auckland office is normally three years or more, and the rent is the smaller half of the decision. You fit it out, you furnish it, you run the internet, you clean it, you insure it, and you carry the empty desks when someone leaves. It is the right answer once a team is large enough and stable enough that the per-desk cost beats everything above — and the wrong answer before then, which is the mistake that makes people subleasing half an empty floor two years later.
