33 Boston Road is a finished, furnished workspace for 17 people, ready to walk into. The main area is open plan for 12; a second, self-contained area next to it takes 5. They share one meeting room, an upstairs breakout lounge and kitchen, and an accessible bathroom with shower. One business can have the lot, or two businesses can take an area each and share the middle.
An open-plan area for 12
The main floor runs the length of the building: 12 desks with acoustic screens, polished concrete underfoot, a plywood ceiling overhead, and planted trellis screens separating the desks from the walkway. Street-facing windows at one end, the glazed meeting room at the other. It is a finished fit-out, not a shell, so your team moves in rather than builds.

A second area for 5, with its own door
Next to the open-plan floor sits a quieter, self-contained room with built-in benching for five, carpeted and softly lit. A growing team uses it as the focus room, the leadership corner or the client space. Two businesses sharing the building use it as the second tenancy: separate work, shared meeting room and kitchen.
